- Project Summary
- Project Description
The scope of this project entails undertaking the tasks of planning, overall management, construction as well as final delivery of 2-storey building in Elizabeth Street located at Geelong West. The specific deliverables for this project entail: [1] development of a comprehensive / detailed form of project management plan, [2] end-to-end planning, overall development and the hiring of contractor to undertake the construction activity, and [3]
managing the construction process and ensure delivery of the fully constructed building as per the design within cost / time specifications.
- Key Assumptions & Constraints
The constraints with respect to this project shall be the need for ensuring effective planning as well as delivery by considering and aligning to construction / building design, outcomes of site evaluation as well as compliances / certifications which are already completed, developed and made available by client. The key set of assumptions in undertaking this project and considered in all aspects of planning and implementation will include – [1] the site of construction has been decided and finalized by client already as well as that all required / mandated regulatory approvals has been obtained, [2] overall construction design will be beyond scope of the project work and same has been completed and will be provided by client, and [3] The project has two stages with the project planning initially undertaken and on the basis of decision by client with respect to the final plan and its satisfaction, the construction and the delivery of the project shall be pursued.
- Detailed Summary
The proposed THAMP project will entail undertaking of various tasks like end-to-end project planning, management of the planned tasks, construction of the 2-storey building at Elizabeth Street across Geelong West as well as delivering the same. The specific scope of the project can be defined as follows: undertaking the tasks of planning, overall management, construction as well as final delivery of 2-storey building in Elizabeth Street located at Geelong West. The cost estimated and finalized for the project has been established for $750,000 and the same will include all of the project scope. The duration planned for this project will span three months to undertake project planning and once the plan gets approved for further action by the client, the stage 2 of construction and delivery will be undertaken which shall span for 14 months.
The key deliverables for this project shall include –
- Development of a comprehensive, detailed and specific project management plan suitable for this project.
- Planning and development of the construction activities and to hire competent contractor to undertake the complete construction activities.
- Management of the overall construction process as well as its delivery based on the agreed design, quality and other functional specifications.
- Delivery of project by not exceeding agreed / allocated budget at $750,000 as well as within the timeline of 3 months for planning and 14 months for construction delivery.
The project shall lay significant and importance on effective controls to ensure successful outcomes and the framework of variance analysis is planned to be applied for undertaking quality management, and the same shall entail a dedicated process of reporting and monitoring using metrics like cost variance / schedule variance, as well as qualitative variance for scope / quality.
- Feasible Project Team
- Human Resources Identification
In the case of this project, construction method that is feasible and one that has been decided up on refers to the mixed form of construction, that is, cast-in-situ as well as pre-fabrication. The method of development has been chiefly divided as three different stages as well as later in the form of subdivisions where the same is necessary (Kerzner, 2017; Meredith et al., 2017; Heagney, 2016).
In addition, for the actual construction work, this project shall hire an external contractor using suitable tender process on the basis of fixed cost lump sum contract wherein the selected contractor shall deliver the complete construction on the agreed price that shall be decided during the tender process (Kerzner, 2017; Meredith et al., 2017; Heagney, 2016).
Hence, the project team shall be limited to the project manager, team members, and other consultants to aid in the project management and controls, and the overall construction shall be delivered by the hired contractor who shall employ relevant construction crew to deliver the project.
In this context, the human resource team can be listed as follows –
Project Management, Design and Construction Control:
- Project Sponsor (Client)
- Project Manager
- Team Member #1
- Team Member #2
- External Consultant #1
- External Consultant #2
Construction Activity:
- Hired Contractor along with the Contractor’s construction crew
- Resource Planning
The resource planning is aligned to the construction method & delivery method identified: [1] mixed form of construction, that is, cast-in-situ as well as pre-fabrication and this method of development has been chiefly divided as three different stages as well as later in the form of subdivisions where the same is necessary, and [2] hiring external contractor using suitable tender process on the basis of fixed cost lump sum contract wherein the selected contractor shall deliver the complete construction on the agreed price that shall be decided during the tender process.
In this context, the procurements and construction personnel shall be under the responsibility of the Contractor with the contract signed with the project team on a fixed cost basis. The same is detailed as follows –
